    Inbound

    Texts, emails, missed calls. Same day. We answer as the manager.

    Collections

    Past-due text and email, Sunday, Wednesday, and Friday at 9am CT.

    Gates

    Cut access on day 5 late. Restore when they pay. We do not open or close the gate itself.

  4. 04

    Liens and auctions

    Two months with no payment, then notices.

  5. 05

    Website

    We build and host the store site. Name, address, phone, hours, and a rent link. Maps points at it.

  6. 06

    Full management

    All of the above, plus a monthly owner recap. You still approve refunds, legal work, and anything that spends money.

Where the lease starts

A wrong pin does not convert.

Most renters start online and will not drive far, so the listing is the storefront. We keep name, address, phone, hours, photos, and rent links tight on every store we run, and we build and host the store site when you take that module.

Not this offer

Filling vacancies is separate.

Management covers comms, collections, access, liens, and the store website. Putting renters in empty units lives on Booking. Stack them if you want both. Terms by written agreement.
